Calculation framework

Dutiable value is usually the higher of consideration and the official circle, guideline, benchmark, Jantri, fair, ready-reckoner or market value. Gifts, leases, mortgages, partitions, releases and development agreements may use a different statutory base.

Total government charges = stamp duty + transfer/local duty + statutory surcharge or cess + registration fee + fixed official charges. TDS, GST, legal fees, brokerage, loan costs, society fees, mutation and conversion premiums are separate.

Important limitation

No private calculator can adjudicate title, land eligibility, circle valuation or a Sub-Registrar’s deed classification. The applicable notification, state valuation system and official calculator on the execution date control. Finin2min therefore withholds a number where the public rule matrix is incomplete or conflicting.

Frequently Asked Questions

Is this stamp duty calculator accurate for all Indian states?
Coverage is evidence-graded, not uniform. One state currently has a released, officially rate-page-supported calculation ("verified" tier). 29 states and Union Territories use a reviewed planning-rule model ("guided" tier) that requires confirmation against the official state portal before payment. 6 jurisdictions — Arunachal Pradesh, Telangana, Tripura, Chandigarh, Ladakh and Lakshadweep — are "portal-only": the calculator withholds a number and routes you to the official state calculator rather than guessing.
Why does the calculator sometimes refuse to show an amount?
By design. If the deed execution date falls before a known rate-change notification, if a required jurisdiction field (like district or tehsil) is missing, or if the specific deed type isn't supported for that state, the calculator blocks the calculation and shows the official state route instead of reusing a different rate as an approximation.
Is the Rajasthan stamp duty surcharge 13% of the property value or the stamp duty?
13% of the stamp duty amount, not the property value — per Rajasthan Finance Department Notification No. F.4(2)FD/Tax/2026-132, dated 11 February 2026. A 10% rate applies instead for instruments covered by the proviso to Section 3-A(1) of the Rajasthan Stamp Act, 1998. This calculator blocks execution dates before 11 February 2026 since the superseded historical rate isn't published in this build.
Is the Bengaluru stamp duty surcharge charged on property value?
No. Under Section 170 of the Greater Bengaluru Governance Act, 2024, the 2% transfer surcharge for specified instruments in the Greater Bengaluru Area is calculated on the stamp duty payable, not on the property's transaction or guideline value.
What is an evidence grade on this calculator?
A data-governance indicator, not a legal opinion. Grade A means an official rate/fee page backs the reviewed rule logic. Grade B means an official notification, rate page or calculator exists but full rule coverage is still pending. Grade C means an official portal is identified but the detailed primary notification isn't fully verified yet. Grade D means the jurisdiction is portal-only due to incomplete public data.
Does this calculator replace the official state stamp duty calculator?
No. It's a planning tool. The official notification, the state's valuation system and the Sub-Registrar/IGR/NGDRS output on your actual execution date control the final figure. Always verify against the official state calculator or a registered document writer before paying.

Methodology, assumptions and sources

Scope: Computes stamp duty and registration charges for a property transaction, applying the state-specific stamp duty rate selected by the user, per the applicable state Stamp Act.

Calculation logic

  1. Stamp duty = Higher of (agreement/consideration value, government-notified circle rate/ready reckoner value for the property) × the state-specific stamp duty percentage selected, since stamp duty is computed on whichever of these two values is higher, per standard state Stamp Act practice.
  2. Registration charge = the state-specific registration fee percentage (or flat fee, depending on the state's schedule) applied to the same base value used for stamp duty.
  3. Apply any state-specific concessions the user selects (e.g., a rebate for property registered in a woman's name, offered by several states as a specific percentage-point reduction from the standard rate).
