This calculator applies a FOIR (Fixed Obligations to Income Ratio) cap to your income to determine safe total EMI capacity, subtracts any existing EMIs to find capacity for a new home loan, then works backward through the loan amortization formula (at your entered rate and tenure) to estimate the maximum affordable loan amount and, with your down payment, the maximum affordable home price.

What is FOIR and why does it matter for home affordability?

FOIR (Fixed Obligations to Income Ratio) is the percentage of your income that lenders allow to go toward all fixed monthly obligations (EMIs, etc.) combined. Banks typically cap this around 40-50% of gross income — staying within a sensible FOIR, not just what a bank might approve, protects you from being over-leveraged.
Does the affordable home price include stamp duty and registration?

No, this calculator estimates the loan-supportable property price based on EMI capacity and down payment. Stamp duty, registration charges, brokerage and other transaction costs are additional and should be budgeted for separately — they typically add several percent on top of the property price.
Should I use my maximum loan eligibility or a more conservative amount?

Banks approve loans based on their own FOIR and risk criteria, which can be more aggressive than what's comfortable for your actual budget. It's generally safer to borrow meaningfully below your maximum eligibility, keeping room for other financial goals and unexpected expenses.

Calculation logic
Compute the maximum safe EMI = Monthly income × Target EMI-to-income percentage (commonly 40–50% inclusive of existing obligations) − existing EMI obligations.
Back-solve the maximum loan amount from the safe EMI using the standard reducing-balance formula for the entered rate and tenure.
Add the entered down payment to arrive at the maximum affordable property price.
Inputs and assumptions
The target EMI-to-income ratio is a general prudent-lending guideline (not a universal regulatory cap) and can be adjusted by the user.
Property price affordability assumes the down payment percentage entered is achievable from the buyer's own funds.
Exclusions and edge cases
Does not include registration, stamp duty or brokerage in the affordability ceiling unless the user adds them to the down payment figure.
